At the same time, affordable housing has plummeted. In 2010, 11 percent of rental units across the country were affordable for low income households. By 2016, that had dropped to just 4 percent. The shortage is the worst in cities where home prices have soared. For example, Colorado's stock of affordable rentals fell from 32.4 percent to only 7.5 percent since 2010. 

It's good to examine your overall portfolio regularly, to make sure it's structured as you want it to be and that you're holding the stocks you want in the proportions you want. For example, if one holding has grown far faster than others, it may now make up a very big portion of your portfolio. Ask yourself if that's OK, and consider paring back that position at least some, especially if the stock seems significantly overvalued. You don't want too many eggs in one basket.
As a case in point, I present to you subprime auto loans, or loans given to consumers with less-than-prime credit scores (usually 550 to 619 on the FICO score scale). Having a lower credit score typically gives these folks fewer lending options, which allows lenders that are willing to work with subprime consumers to charge a notably higher interest rate, relative to prime-rated consumers. The problem is these consumers usually have subpar credit scores for a reason, and delinquency rates on these subprime and deep subprime loans are shooting higher.
Investors bore the emotional scars from the crash for the next four years. On June 1, 2012, they panicked over a poor May jobs report and the eurozone debt crisis. The Dow dropped 275 points. The 10-year benchmark Treasury yield dropped to 1.443 during intraday trading. This was the lowest rate in more than 200 years. It signaled that the confidence that evaporated during 2008 had not quite returned to Wall Street. 
China’s economy has been on a downward trajectory in the past few months, with auto and retail sales on the decline. Fixed-asset investment rose a mere 5.3% in the January-August period from a year earlier. It was the most lackluster growth rate since 1992. This was mostly a planned slowdown; an edict from the government that realized its economy was beginning to resemble a Ponzi scheme.

Prolonging the good times into September will require navigating a calendar full of pitfalls. Of primary concern are emerging markets, where currency and other assets are weakening and some say contagion will worsen. The big risk is on the trade front with President Donald Trump said to want to move ahead with a plan to impose tariffs on $200 billion of Chinese imports as soon as next week.
On October 19th 1987, $500 billion in market capitalization was evaporated from the Dow Jones stock index. Markets in nearly every country around the world plunged in a similar fashion. When individual investors heard that a massive stock market crash was occurring, they rushed to call their brokers to sell their stocks. This was unsuccessful because each broker had many clients. Many people lost millions of dollars instantly. There are stories of some unstable individuals who had lost large amounts of money who went to their broker’s office with a gun and started shooting. A few brokers were killed despite the fact that they had no control over the market action. The majority of investors who were selling did not even know why they were selling except for the fact that “everyone else was selling.” This emotionally-charged behavior is one of the main reasons that the stock market crashed so dramatically. After the October 19th plunge, many futures and stock exchanges were shut down for a day.
"Panic is already starting to set in, which is kind of incredible when you actually think about it," said Michael Yoshikami, CEO of Destination Wealth Management. "The S&P is trading where it was in sometime in December. So it's not like we're retracing an entire 12 months of returns here. I think investors are just understandably nervous. Not to mention, the GOP is often viewed as a party that’s friendlier to businesses. This Republican majority is responsible for passing the Tax Cuts and Jobs Act in December 2017, which slashed the peak marginal corporate income tax rate to 21% from 35%.

Of course, that's an average and the market's return is seldom steady and predictable. Yet, it's important to remember that these attractive returns include many periods when the markets have lost a quarter or half their value, or worse. As a result, even if you know a crash is coming at some point, which it very likely is at some point in the coming years, then it's not a reason to avoid stocks. Provided you can stick with it you'll likely see decent returns from diversified global stocks even including the catastrophic crashes that scare you.
