People aren’t selling their homes, listings down 4%, and the economy is strong. It’s risky which is why governments are amending financing rules. Did you consider buying a property with a rental income unit?
The sandpile study was introduced in a 1987 paper by Per Bak, Chao Tang and Kurt Wiesenfeld, three scientists working at the Physics Department at the Brookhaven National Laboratory. Ironically, the paper was presented to Physical Review Letters a few months before the stock market crash of October 1987, still today the largest ever one-day drop. The title was "Self-Organized Criticality" and falls within a branch of mathematics known as Complexity Theory, which studies how systems can organize themselves into unexpected behaviors arising from the interaction of its smallest and seemingly independent components.
Indeed, Tesla’s performance has all the makings of a stock market crash chart to reflect the irrational exuberance of 2018. Investors have pushed Tesla’s stock market valuation to such a degree that it has infected the healthiest hedge fund. It’s a one-stock Black Monday warning! Note the Tesla stock market chart. It’s moving on hope and expectations alone; every time the quarter results are released, the stock tends to drop.

The portfolio I am testing in this study purchases 2-month 0.5 delta puts on the S&P 500 Composite Index (approximately 30 percent out of the money, in the case of a 40 percent implied volatility) at the start of each strategy period at an assumed 40 percent volatility level…. After every month, the 2-month put options position is rolled (the existing options are sold and new 2-month puts are purchased, which resets the position every month)… Each month the portfolio spends one half of one percent on puts, and the remaining 99.5 percent stays invested in the S&P index.

Research at the Massachusetts Institute of Technology suggests that there is evidence the frequency of stock market crashes follows an inverse cubic power law.[15] This and other studies such as Prof. Didier Sornette's work suggest that stock market crashes are a sign of self-organized criticality in financial markets.[16] In 1963, Mandelbrot proposed that instead of following a strict random walk, stock price variations executed a Lévy flight.[17] A Lévy flight is a random walk that is occasionally disrupted by large movements. In 1995, Rosario Mantegna and Gene Stanley analyzed a million records of the S&P 500 market index, calculating the returns over a five-year period.[18] Researchers continue to study this theory, particularly using computer simulation of crowd behaviour, and the applicability of models to reproduce crash-like phenomena.
The Toronto situation is similar to Vancouver’s housing market where prices have really plummeted (43%). With the resolution of trade with the US, it appears no Toronto housing crash is imminent, and prices will return to their upward climb.  Inevitably, high interest rates and Canada’s lack of competitiveness will create a new crisis. New listings will likely drop as homeowners feel more comfortable with their employment outlook, and enjoy the housing price rise.
Based on interviews and our own independent matching of the 6,438 W&R executions to the 147,577 CME executions during that time, we know for certain that the algorithm used by W&R never took nor required liquidity. It always posted sell orders above the market and waited for a buyer; it never crossed the bid/ask spread. That means that none of the 6,438 trades were executed by hitting a bid. [...] [S]tatements from page 36 of Kirilenko's paper[4] cast serious doubt on the credibility of their analysis. [...] It is widely believed that the "sell program" refers to the algo selling the W&R contracts. However, based on the statements above, this cannot be true. The sell program must be referring to a different algo, or Kirilenko's analysis is fundamentally flawed, because the paper incorrectly identifies trades that hit the bid as executions by the W&R algo.
The housing market experienced modest but steady growth from the period of 1995 to 1999. When the stock market crashed in 2000, there was a shift in dollars going away from the stock market into housing. To further fuel the housing bubble there was plenty of cheap money available for new loans in the wake of the economic recession. The federal reserve and banks praised the housing market for helping to create wealth and provide a secured asset that people could borrow money to help the economy grow. There was a lot of financial innovation at the time which included all sorts of new lending types such as interest adjustable loans, interest-only loans and zero down loans. As people saw housing prices going up, they were stepping over each other to buy to get in on the action. Some were flipping homes in an effort to take advantage of market conditions. If you understand fractional banking, you would know that with a 10% reserve requirement, in theory, it would mean that 10 times that money can be created for each dollar. With 0% down needed to buy new homes, an unlimited supply of money could be created. With each loan, banks would quickly securitize the loan and pass the risk off to someone else. Rating agencies put AAA ratings on these loans that made them highly desirable to foreign investors and pension funds. The total amount of derivatives held by the financial institutions exploded and the total % cash reserves grew smaller and smaller. In large areas of CA and FL, there were multiple years of prices going up 20% per year. Some markets like Las Vegas saw the housing market climb up 40% in just one year. In California, over ½ of the new loans were interest only or negative-amortization. From 2003 to 2007 the number of subprime loans had increased a whopping 292% from 332 billion to 1.3 trillion.
Of course, that's an average and the market's return is seldom steady and predictable. Yet, it's important to remember that these attractive returns include many periods when the markets have lost a quarter or half their value, or worse. As a result, even if you know a crash is coming at some point, which it very likely is at some point in the coming years, then it's not a reason to avoid stocks. Provided you can stick with it you'll likely see decent returns from diversified global stocks even including the catastrophic crashes that scare you.
