Since traditional statistical methods are perhaps less appropriate for extreme markets, other paths of examination may be more fruitful. For example the Santa Fe Institute is examining links between different disciplines. Potentially a market crash may have more in common with a growing pile of sand, than how the same market performs outside of a crash environment. When a grain of sand is added to an existing pile so the pile grows ever higher. Most of the time, one more grain will cause the pile to grow in height by a just fraction. However, at other times the addition of a single grain will lead to a collapse and in turn that collapse may be small, large or potentially even massive. Is too much bad news, negative earnings outlook, rising interest rates, global trade friction, supply chain disruptions, or declining stock performance making investors panicky? I have been an agent and real estate investor since 2001. I have seen the good times in the early 2000’s, worked through the housing crash, and the good times again. A lot of people think we are due for anther housing market crash because housing prices have increased in many areas of the country. Besides prices, there are many things that drive the housing market. In fact, prices cannot be used as an indicator of what the market will do because they are just a result of many other factors. Supply and demand are what push prices up or down. Supply is affected by foreclosures, homeowners’ willingness to move, new construction, and many other factors. Demand is driven by the economy, lending guidelines, potential homeowners confidence, wages, and much more. I believe the supply and demand affecting today’s’ housing market is much different than what drove the last housing boom. While prices could level out or decrease in some areas, I do not think we are in for a nationwide crash.

These Tranche’s were nothing more than whipped cream on chit. Standard & Poors along with Moody knew all too well these loans weren’t as secure as advertised. At the risk of shareholder devaluation they were both falsely applying ratings to all of them. That’s called greed. CDO’S – synthetic CDO’S all in bad. I read it few times and know there are many reputable banks out there. The facts are however, they created and implemented what they could get away with. When the gun fired there was plenty of blame to go around. Now regulation has taken solid control of this and hopefully we will never experience this kind of meltdown again.

It’s not over.  The worst October stock market crash since 2008 got even worse on Friday.  The Dow was down another 296 points, the S&P 500 briefly dipped into correction territory, and it was another bloodbath for tech stocks.  On Wednesday, I warned that there would be a bounce, and we saw that happen on Thursday.  But the bounce didn’t extend into Friday.  Instead, we witnessed another wave of panic selling, and that has many investors extremely concerned about what will happen next week.  Overall, global stocks have now fallen for five weeks in a row, and during that time more than 8 trillion dollars in global wealth has been wiped out.  That is the fastest plunge in global stock market wealth since the collapse of Lehman Brothers, and it is yet another confirmation that a major turning point has arrived.

A lot of buyers will like that separate living space even if they don’t rent it out. Are the rentals you could live with reasonably priced in your area of South Bay or will you have to do the long commute?

A stock market bubble inflates and explodes when investors, acting in a herd mentality, tend to buy stocks en masse, leading to inflated and unrealistically high market prices. In describing market bubbles, former U.S. Reserve Chair Alan Greenspan referred to investors' "irrational exuberance" on the stock market in 1996, although his prophecy didn't really ring true, as the stock market continued to grow before entering into bear market territory in 2000. A stock market bubble's "pop" is often a signal that the stock market is experiencing a crash over the short-term, and is shifting from bull-to-bear-market mode over the long-term.
The NASDAQ has surged by a similar percentage. In other words, the winds that brought Trump to the White House fueled some $5.0 trillion into Wall Street’s market capitalization. How much more energy can this already remarkable—and improbable—rally have? Chances are the rally will taper off. It could do this gradually or with a bang—that is, a crash.
One factor which supports the argument against a property price crash is ongoing strong population growth. Over the year to the March quarter it remained high at 1.6%, which is at the top end of developed countries. As can be seen in the next chart, net overseas migration has become an increasingly important driver of population growth in recent years.
This also means that it is a mistake to think of investors as a bunch of clueless, greed-driven lemmings falling off a cliff during a market crash. For example, during the real estate boom of the mid-2000s people kept buying homes despite an abundance of media articles pointing out that the property market was swept in a mania. There was no question, even then, that the market was overheated. So why did people continue to buy homes?

It's good to examine your overall portfolio regularly, to make sure it's structured as you want it to be and that you're holding the stocks you want in the proportions you want. For example, if one holding has grown far faster than others, it may now make up a very big portion of your portfolio. Ask yourself if that's OK, and consider paring back that position at least some, especially if the stock seems significantly overvalued. You don't want too many eggs in one basket.
Ultimately, if there is a going to be a full-blown collapse of the stock market right now, we would need some sort of “kick off event” in order to make that happen.  It would have to be something on the scale of another 9/11, the collapse of Lehman Brothers, an unprecedented natural disaster, the start of a major war or something else along those lines.

Impact of high frequency traders: Regulators found that high frequency traders exacerbated price declines. Regulators determined that high frequency traders sold aggressively to eliminate their positions and withdrew from the markets in the face of uncertainty.[23][24][25][26] A July 2011 report by the International Organization of Securities Commissions (IOSCO), an international body of securities regulators, concluded that while "algorithms and HFT technology have been used by market participants to manage their trading and risk, their usage was also clearly a contributing factor".[27][28] Other theories postulate that the actions of high frequency traders (HFTs) were the underlying cause of the flash crash. One hypothesis, based on the analysis of bid-ask data by Nanex, LLC, is that HFTs send non-executable orders (orders that are outside the bid-ask spread) to exchanges in batches. Though the purpose of these orders is unknown, some experts speculate that their purpose is to increase noise, clog exchanges, and outwit competitors.[29] However, other experts believe that deliberate market manipulation is unlikely because there is no practical way in which the HFTs can profit from these orders, and it is more likely that these orders are designed to test latency times and to detect early price trends.[30] Whatever the reasons behind the possible existence of these orders, this theory postulates that they exacerbated the crash by overloading the exchanges on May 6.[29][30] On September 3, 2010, the regulators probing the crash concluded: "that quote-stuffing—placing and then almost immediately cancelling large numbers of rapid-fire orders to buy or sell stocks—was not a 'major factor' in the turmoil".[31] Some have put forth the theory that high-frequency trading was actually a major factor in minimizing and reversing the flash crash.[32]
Thanks for writing the article. It makes some sense. but how about if the amounts are very different? I am currently considering selling my home which will now sell for $1.7 mil. when I purchased 6 years ago it was just under $600k. a 20% drop would be a gain of $340k which would be nice. But the main reason I would consider selling is to re purpose the tax free gains and invest in a range of different investments. I never intended for my house to be an investment tool, but as it has given me such large gains it seems foolish not to take them. In the perhaps 5% to 10% chance the housing market does continue to soar upwards then I guess I’ll never own again! but I will still have considerable assets that will secure me for life.

As you can see from the numbers Dennis has on the housing market, things are much better than they were before the last crash. Lending guidelines are much tougher no matter what you hear. I see posts on Facebook all the time about how people can get low-money-down loans now, and that means the housing crash is coming. Low-money-down loans have been available for decades, and that is not what caused the housing crash. Really bad loans to people who should not buy houses is what caused the housing crisis. Those loans do not exist anymore, as you can see by the data Dennis provided. Yes, it is possible to get a loan with less than a 600 credit score, but very few people are actually getting those loans. When you look at the housing market, you need to look at the real numbers of how many houses are being built, what kind of loans people are getting, and how much house people can afford. Houses are not being built like they were before. The loans people are getting are much higher quality, and the market is much more stable than it was before.

In July 2008, the crisis threatened government-sponsored agencies Fannie Mae and Freddie Mac. They required a government bailout. The Treasury Department guaranteed $25 billion of their loans and bought shares of Fannie's and Freddie's stock. The Federal Housing Authority guaranteed $300 billion in new loans. On July 15, the Dow fell to 10,962.54. It rebounded and remained above 11,000 for the rest of the summer.
Markets can also be stabilized by large entities purchasing massive quantities of stocks, essentially setting an example for individual traders and curbing panic selling. However, these methods are not only unproven, they may not be effective. In one famous example, the Panic of 1907, a 50 percent drop in stocks in New York set off a financial panic that threatened to bring down the financial system. J. P. No definitive conclusions have been reached on the reasons behind the 1987 Crash. Stocks had been in a multi-year bull run and market P/E ratios in the U.S. were above the post-war average. The S&P 500 was trading at 23 times earnings, a postwar high and well above the average of 14.5 times earnings.[29] Herd behavior and psychological feedback loops play a critical part in all stock market crashes but analysts have also tried to look for external triggering events. Aside from the general worries of stock market overvaluation, blame for the collapse has been apportioned to such factors as program trading, portfolio insurance and derivatives, and prior news of worsening economic indicators (i.e. a large U.S. merchandise trade deficit and a falling U.S. dollar, which seemed to imply future interest rate hikes).[30]
It used a hodge-podge menu of about $150 billion in short- and long-term debt, and $180 billion in repurchase, or "repo" agreements, as collateral on short-term repo loans. The crucial point of their paper was that sandpile avalanches could not be predicted, and not because of randomness (there was no random component in their model) or because the authors could not figure out how to come up with equations to describe it. Rather, they found it impossible in a fundamental sense to set up equations that would describe the sandpile model analytically, so there was no way to predict what the sandpile would do. It look really bad in 2012 and I took everything and pushed it conservative. Bad timing. I wasn’t thinking and I wasn’t looking at the charts. I am now and I know exactly what to do. There was a chart floating around in early 2014 that had a 97.5% correlation between the stock market of 1928-29 and the stock market of 2013-14. That chart boldly predicted a massive stock market crash in 2014. Instead, from when the market was supposed to crash into the end of the year, stocks rose nearly 10%, and were in the middle of the longest bull market in history.
