Housing has typically been a hedge against inflation. This time it will be inflation that kills the housing market. President Bush recently spent 800 Billion in 2 days. Federal spending is up over 30%. The Medicare bill will cost the US between 2 and 3 TRILLION dollars in the next 20 years. Only through devaluing the dollar (which has already begun) and massive tax increases, can the government hope to pay its bills. This means inflation, and lots of it. The people that are investing in real estate have a chronic myopia when it comes to economic history.

In 1987, you had an economy that was slowing from a rapid recovery, Treasury yields that were huge and falling, and an inflation rate that was running around 4%. Today, you have an economy that is just starting to boom, Treasury yields that are low and rising, and an inflation rate running around 2%. In other words, the economic conditions are starkly different.
For example, we have around 20,000 days of trading date over the last century to help us understand day to day movements in stocks. Yet, for crashes there are only  around ten to twenty events over the past century depending on how a crash is defined, so there’s simply less data to look at. More worryingly, at times of market stress the market's behavior seems to change.

The GTA market is still a big market and only the Montreal housing market has a chance to outperform the GTA housing market through 2020. Housing markets in Calgary and Vancouver are down significantly.  However, the fall market is normally subdued, and buyers are likely waiting to see how the US elections pan out and whether the US housing market and economy will continue growing.

Till August 1987 markets were favorable. In fact, as per the records of 25th August 1987, the Dow was of a 2722.44, which was almost a record hike. But after that, it only started to depreciate. An 8.4% drop was recorded on September 22nd, 1987. But then there was an increase of Dow again. A 5.9% increase was recorded on the 2nd of October 1987. But that was only for the time being. Once again the Dow started to fall and by October 19th the market had badly crashed; so much so that the Dow had dropped to 508. That would be almost a 22.6% drop on that single day. And if the drop had to be measured from the peak on 25th August, it was a whopping 36.7%. October 19th has since been referred to as the Black Monday.

The housing market peaked somewhere in 2006. We were beginning to see some of the early signs of trouble when some types of subprime loans started to go into default. There wasn’t worry at that time since never in history have prices for housing market gone down nationally. Once the credit markets froze in summer 2007, things began to deteriorate rapidly. Subprime credit stopped completely and interest rates for credit for other types of borrowing including corporate loans as well as consumer loans rose dramatically.

The next step that was taken was striving to make reforms in accounts. That implied that the companies now needed to make clearer balance sheets that disclosed more information on the transactions and investments of the company. The companies were asked to make a proper disclosure of all details such as stock options and investments that were made offshore by the companies. This was done to give the investors a better understanding of a company before they actually did invest in a particular company. Since this was not mandatory earlier, the investors couldn’t judge a company properly and invest in nonprofitable ventures which led to losses. Since the conflict of interest of the research firms led to losses, the new rule that was laid was that the investment bankers and the research analysts had to work separately. This was needed to be followed very strictly as there were high penalties charged in case of breach of regulations.
A better measure of the inadequacy of the current mélange of IT antiquities is that the SEC/CFTC report on the May 6 crash was released on September 30, 2010. Taking nearly five months to analyze the wildest ever five minutes of market data is unacceptable. CFTC Chair Gensler specifically blamed the delay on the “enormous” effort to collect and analyze data. What an enormous mess it is.

Hi Tamara, a vacation rental property owner in San Diego County I knew did well during the recession. Prices are much higher now and you’ll need to be a very good rental property manager. Take a look at the San Diego Housing market report if you didn’t read it. San Diego’s fantastic and the shortage there will never ease. My opinion is that you need to be a good marketer to keep it rented. If you build up a good database of returning renters, you should be okay. With VRBO and Airbnb, you’ll have extra reach too. With Trump bringing jobs and investment money back home, I can’t see a recession, just volatility and maybe some trade wars!

I always carry a big sidearm and considered myself to be rather macho, but after watching serveral videos on bear attacks, I will still carry my gun but Bear Pepper Spray will be my first defense. Bear Spray may also be the best way to go when facing 4 federal agents at your front door, probably more affective and if and when they get you, there will be no murder charge against you. When living in Australia between 1995 and 2005, I worked with someone who was 100% convinced that the Australian house price increases were unsustainable, that the market had peaked, and that selling out and getting back in a couple of years was a brilliant idea. Unfortunately, this was around 2002 or 2003 and all that Australian prices did for the next 7 or 8 years was to continue to increase. Last I heard from her, she and her husband had given up any hope of ever again owning their own house.

Yes Bank share price on NSE fell as much as 31.7% to Rs 218.1, their steepest percentage plunge since January 2008, after the Reserve Bank of India asked CEO and MD Rana Kapoor asked to leave. According to a Reuters report, Jefferies has said that it does not subscribe to the view that without Kapoor there is no future for this systemically large bank, or that its financials have been cooked up. Yes Bank shareholders voted in June to extend Kapoor's term for three years, pending approval from the RBI. Earlier this week, late on Wednesday, the Reserve Bank of India (RBI) allowed Rana Kapoor to continue as CEO & MD till 31 January 2019.

If you make 6% after taxes and fees on your investments, then you’re ahead by 3.5%, or $20k/year after the transaction fees are taken off. In Vancouver, like the couple from the G&M article, you’re ahead by more not only in percentage terms due to a higher price-to-rent, but also because the amounts are higher ($1M houses rather than $650k), so you’re even further ahead in dollar terms ($45k per year).

Asian stock markets rose on Friday after Wall Street hit a new high and a survey showed Japanese manufacturing accelerating, an AP report said. Tokyo's Nikkei 225 rose 0.5% to 23,793.35, Hong Kong's Hang Seng added 0.9% to 27,712.47, China's Shanghai Composite Index climbed 0.3%, erasing earlier losses, to 2,737.27 while Seoul's Kospi was up 0.2% at 2,327.87. 

Ultimately, if there is a going to be a full-blown collapse of the stock market right now, we would need some sort of “kick off event” in order to make that happen.  It would have to be something on the scale of another 9/11, the collapse of Lehman Brothers, an unprecedented natural disaster, the start of a major war or something else along those lines.
My guess is we’ll see a continued decline overall this fall with the luxury market seeing a bigger drop. The liberal’s vacant home tax would be pathetic, just a psychological tactic to scare away Asian buyers. The overall Canadian market isn’t strong which indicates the economy isn’t great. The Toronto market has a lot of downward momentum that could continue right through to spring. Vancouver has bounced back from government meddling so maybe by spring Toronto can do it too. Can Toronto continue to be isolated from the Canadian economy? The NAFTA deal is what could send the Toronto Housing Market and the economy crashing. Overall, homeowners would be wise to sell because prices are high and availability limited. Why wait for lower prices in 6 months?

The Dow set over 250 closing records until February 2018. Fears of inflation and higher interest rates almost sent the Dow into a correction. Like many other past stock market crashes, it did not lead to a recession.

Professor:        I certainly believe so, but this will happen with extreme volatility. I am more worried about the retail investor the so called silent majority. With this wild fluctuation, his survival rate in the market is next to zero. He will not easily believe that the market will bounce back in the near term. You cannot blame him. His ability to withstand paper loss (temporary) is very small. So he will easily buckle and sell out. All I can say is that we are slowing moving into a panic mode. It is impossible to know for sure what the housing market will do. It will eventually go down, as it cannot go up forever, but the question is when will that happen and by how much? I feel that this market is driven by solid demand, solid lending guidelines. Couple that with low inventory and we will continue to see prices increase. If the builders start building like crazy, I would start to worry about another decline.
Trying to time a market crash or correction is pretty much impossible, and trying to estimate how much will be lost in that crash is even more difficult. If you had listened to David Haggith’s  doom and gloom warnings back in 2012, you would have missed out on one of the greatest bull runs in history. You also have to realise that permabear “experts” such as Marc Faber exist and that they will constantly make predictions about how the next big market crash is just seconds away. To sum it up: Nobody really knows when it’s going to happen or if it’s worth staying on the sidelines while the market continues to grow upwards. Well, everyone except me of course. I’m 100% certain that a market crash is going to happen in 2018.
