It is well documented that prices tend to go up faster before a crash. This may seem counter-intuitive, but it makes sense in terms of “rational expectations.” For investors to remain invested in a market that is becoming more risky, prices have to rise faster in order to compensate for the growing probability of a crash. Real estate markets could collapse in coastal regions vulnerable to the effects of rising sea levels. The Union of Concerned Scientists predicts that 170 U.S. coastal cities and towns will be “chronically inundated” in 20 years. Another study found that 300,000 coastal properties will be flooded 26 times a year by 2045. The value of that real estate is $136 billion. By 2100, that number will rise to $1 trillion. At most risk are homes in Miami, New York's Long Island, and the San Francisco Bay area.

The trouble is that further escalation is still on the cards. These countries are full of boastful bravado about their ability to stand on their own two feet without the US, the reality is the abruptness of the protectism wave might be too much. If these economies collapse, including a China housing market collapse would a Tsunamai be sent toward US shores that would send into recession.  Right now, this could be the number one threat.

This year’s rate rises however are a bit alarming as this graphic shows — 70% in the last year. When you consider that such rises always accompany recessions, it’s no surprise to see a stock market correction or pullback and even a housing market slide. To investors, this scenario doesn’t look good. It can affect stock prices and discourage investment in new US businesses.

Anything under $500k will in extreme demand because of the stress test rules. $900 a square foot is scary, especially for a 1 bedroom. However, immigration is rising fast, there’s not much inventory, and there is a lot of reason to consider the possibility of a housing boom rather than a housing crash. The government doesn’t want to sincerely increase supply, so they’re going to try to kill demand. That’s where they run the risk of killing an economy that’s still dependent on real estate. But Millennials need somewhere to live as do all these new immigrants. The question you should consider before buying is will Trudeau and Wynne get routed out of office before they create a recession? Are you investing or do you need to live in the unit?

i would completely disagree with you on the lending to people who should not have gotten loans part. I was a person who got a loan during that time. I made all my payments, but it was a stated income loan with almost no verification of income. I basically said I want to buy a house for this much and they said okay. Things are so much different now.
